We get all the time how much are the lots? The lots are for sale individually, they come part of a build package. There are three different levels of lot prices: lots 1-10 & 21-25 don't cost any extra to build on; Lots 16-20 have a $12,000 premium; and lots 11-15 have a $37,000 lot premium.
How Does a Custom Build Job Work?
We try to make it as easy as possible. Here is a step by step list on how we do it.
Step 1 - Identify a Lot
Every lot in Congaree Bluff is different and better suited for certain style and designs of homes. It's best to meet with Brad to see which lot would be best for the home you want.
Step 2 - Reserve a Lot
We have a very simple "Reservation Agreement" that allows us to hold a lot for you while we start to work on the details.
Step 3 - Meet with Draftsman
We were serious when we say we build custom. In this step we will sit down with the Draftsman and discuss your "must haves" and your "wants". Then the draftsman tries to make everything you want, fit the lot you want.
Step 4 - Price Range
Once we have a substaintially finished plan, the builder will look at it and give you a price range. It is usually a $20,000 range. At this point you can walk away and not owe us anything, if you don't like the pricing. If you do like the pricing then go to Step 5
Step 5 - Accurate Pricing
If the pricing was acceptable to your budget, then your refundable deposit would now become non-refundable, and we send it out to our subcontractors to get you accurate pricing. When we come back with this number, you can decide if you want move forward by building this home and putting down a larger deposit or walking away. Most people don't walk away at this stage as our pricing usually comes in within the price range we gave.
Step 6 - Pick Selections
This is the fun part. We already have all of the main selections most buyers want in their home. However, if we don't we give you time to meet with our vendors to ensure you get the correct fixtures and touches you want.
Step 7 - Sit Back and Build
Once your selections are done, now it is time to watch your home be built.
Step 8 - Closing
Lady Street Builders carries the construction loan and the cost of building. So you would just close on the home as if it was a resale home. It's that easy.
